Mississippi’s Mega Site located in Madison County is making strides towards completing several of its projects.

The mega site is located with access to major interstates, rail lines, ports, and an international airport, which creates the ideal location for businesses. Amazon’s new fulfillment center, which is anticipated to open between July and September and bring in 1,000 new full-time jobs to the area, is located there. Entergy Mississippi has also invested in the site with the construction of a $57 million substation to ensure businesses have power.

The latest projects have been a 1,000,000 gallon water tank, landscaping and a “spec” building. Each of these projects are nearing the end of their construction.

“Landscaping will be completed by the end of June and includes irrigation and lighting to add a more professional appearance to the entrance,” Madison County Economic Development Authority (MCEDA) Executive Director Joey Deason said. “The elevated tank bowl has been hoisted to the top of the tower. Next, the contractor will remove the temporary crane and shaft, and then install the last top sections of the tank and weld, inspect and complete painting of the tank inside and out. The tank should be completed by the end of July or first of August.”

The spec building will just be a shell structure until a potential tenant is secured as its purpose is to cut down the time a tenant would need to be in construction by having the building already in place. However, the final details and structure will be finalized based on the tenant’s specifications. The building’s precast concrete wall panel has been erected and the steel columns will be next to go up over the next month. The roof trusses have also been delivered. The shell building is expected to be completed by the end of summer or early fall.

“Spec buildings are used to encourage traffic to the industrial park for site consultants or companies and provide speed to market for projects that are operating a short timeline,” Deason said. “The spec building, even though under construction and not completed, has been proposed on numerous projects. There are multiple projects that are reviewing it, but a tenant has not been secured or selected at this time.”

The completion of these projects gives the mega site the ability to forward into new projects. 

“The completion of the elevated tank provides full water supply and fire supply support to the site and the spec building continues to generate interest and exposes the mega site to site selectors and individual companies,” Deason said. “The completion of the access road, signalized intersection, gas, water, sewer, fiber, water tank, electrical substation, all due diligence, and spec building all together provide shovel ready sites for greenfield expansions.”

The next project, which is anticipated to go to bid in late July or early August, is the extension of Madison County Parkway to the north. This will serve the mega site fire station being constructed by Madison County. The fire station is anticipated to go to bid in August.

“Since 2016, Madison County has made the two largest project investment announcements in the State of Mississippi: one at the Mega Site with the 3,000,000 square foot Amazon announcement and the other being the Nissan EV conversion,” Deason said. “We are extremely proud of the commitment from our board of supervisors, our Utility Partner Entergy, and the Mississippi Development Authority for believing in the vision of Mississippi’s mega site located in Madison County, Mississippi.”
